When to Stop Fixing It
A lot of the houses we get called to went up between 1979 and 1991, with the median build year sitting around 1985. That means a good share of the openers and springs we find are original or close to it, pushing 35 to 45 years old. At that age, a chain-drive opener with a burnt motor or a torsion spring that's already stretched isn't worth patching a third time. Parts for openers that old are getting harder to source, and a spring that's been re-wound once already is a bad bet for a second round.
Our rule of thumb: if the door is original to a house built in the 1980s and the track is bent along with a broken spring, we'll usually tell you straight that replacing the whole assembly costs about the same as fixing it piecemeal and lasts longer. We won't sell you a repair we don't think will hold through a Dakota winter. If your door is newer than that build window, the math often changes, a single broken spring on a door from the last ten years is almost always worth fixing, not replacing. We'll look at the actual door in front of us before we tell you which side of that line you're on.
What We Fix Most Here
Given how much of the stock here dates to the 1979‑1991 window, the calls cluster around a few things. Torsion springs are the biggest one, original galvanized springs from that era are past their rated cycle count, and cold makes brittle steel worse before it snaps. We also see a lot of worn nylon rollers on doors that have never been touched, and center-bearing failures on the older extension-spring setups that were still common through the 80s.
Cold is the other half of it. This is a severe cold climate, and every winter we get calls for openers that won't fire below a certain temperature, torsion springs that let go on the first hard freeze after a mild stretch, and steel doors that have iced to the slab overnight and get forced by someone in a hurry, bending the bottom panel or tearing the bottom seal track. None of that is unique to any one house, it's what cold does to hardware that's already 30-plus years old. We carry the springs and rollers sized for that generation of door because we see them so often; that's not true of every shop.
